Step 02
Pass the state licensing exam
After completing the course, you'll receive a certificate to apply for the Massachusetts salesperson or broker exam, administered by PSI at multiple locations statewide.
Step 03
Join a licensed brokerage
You receive your license immediately upon passing the exam. As a salesperson, you must affiliate with a licensed Massachusetts broker before you can practice.

The course is 40 hours and covers the core topics you'll need to pass the state exam and practice competently: property rights and ownership, condominiums and co-ops, contracts and deeds, financing, brokerage, appraisal, fair housing and consumer protection laws, and Massachusetts license law.

The course is 100% self-paced, so it depends on your schedule and how much time you put in. Some students finish in a few weeks; others take a bit longer. You'll have 6 months of access from the date of purchase, with a free 1-month extension included. Additional extensions are available if you need them.

- Salesperson: Works under a licensed broker and cannot operate independently. This is where everyone starts.
- Broker: Can operate independently, manage transactions, and supervise salespersons. To qualify, you'll need at least 3 years of experience as a licensed salesperson first.

Yes, the course includes a final exam. You'll need to score at least 75% to pass and receive your completion certificate.

After passing the course, you'll receive the Candidate Information Bulletin, which allows you to apply to sit for the Massachusetts licensing exam. You'll submit your application to PSI for approval — once approved, you can schedule your exam at a time and location that works for you.

You have 2 years from the date you complete the course to schedule and pass the licensing exam. If you don't take it within that window, you'll need to retake the pre-licensing course.

The exam is administered by PSI at testing centers across Massachusetts, including Auburn, Boston, Fall River, Lawrence, and West Springfield. It can also be taken online if you prefer.

The exam consists of 120 questions and you'll have 4 hours to complete it. It covers general real estate principles as well as Massachusetts-specific law. The passing score is 70%.

Possibly. You'll need to complete a CORI (Criminal Offender Record Information) check as part of the licensing process. Whether a prior record affects your eligibility depends on the nature of the offense.
