Is receiving a referral fee even legal in Massachusetts?
It is absolutely legal to receive a referral fee from a real estate transaction as long as you have a valid real estate license.
Do I need an active real estate license?
You must hold a Massachusetts real estate license (active or inactive) to legally receive a referral fee. If your license is expired, you cannot receive a fee unless you renew it (reach out to us about how to do that). Unlicensed individuals cannot receive compensation, but you can accept referral fees with an inactive license, or if an active licensee, you must be affiliated with a broker. If you are not currently affiliated, you can join us as a referral agent. Agents that have a real estate license in "inactive" status do not have to be affiliated with a broker in order to receive referral fees.
Why would I want to be a Referral Agent, rather than actively sell real estate?
When you are actively listing and selling real estate you have to be available at all times. You cannot successfully hold a full-time job AND sell real estate. Showings, listing appointments, home inspections, etc. happen during the day, Monday - Friday, as well as the weekends. If you are not available you must rely on someone else to help you out. It is just not practical. As a Referral Partner, all you have to do is give a name and contact information and we will do the rest. When a transaction closes, you get paid!
How much can a real estate referral agent earn in Massachusetts?
For each referral that you send to us, we will pay you 25% of the commission that the Armstrong Field Group receives from the sale of the property after closing. For example: If the property sells for $600,000 and we receive a 2.5% commission, you would receive a referral check in the amount of $3,750!
Will I have to pay any fees or dues?
No. As a Referral Agent, you do not have to join the REALTOR association or subscribe to the MLS service. This saves you about $1,000 per year. There is no cost to join the Armstrong Field Group Referral Program and there are no other fees.*
Can I be a referral agent part-time?
Absolutely! Almost all of our Referral Partners work a regular full-time job or are retired, and do referrals as an extra source of income. Of course, the more effort you put into getting referrals and sending them to us the more you will make. Just 6 referrals per year will earn you about $20,000, without doing the work of showing properties, writing up paperwork, or negotiating offers.
Who can I refer to you?
You can refer anyone to us that you personally know - family, friends, co-workers, business associates, the mailman, teachers - just about anyone! The only thing we ask is that you talk with the person first and give him/her/them some basic info about us. Then give us a call or fill out the online referral form and we will take it from there. The next thing you know you will have a referral check from us!
